Close-up of hard water mineral deposits and white calcium staining on Victorian leaded window panes in a period London townhouse
Hard water deposits on leaded panes — Islington, 2025

The Problem

Hard water staining on Victorian leaded panes

London's water is among the hardest in the UK — 300–400mg/L of calcium carbonate. On Victorian leaded lights and heritage sash windows, mineral deposits bond to the glass surface within weeks, turning a period feature into a frosted obstruction.

The Squeegee Method

Calcium dissolves. Heritage stays.

We use a two-stage low-pH descaler formulated for soft lead came and antique float glass — nothing abrasive, nothing that accelerates corrosion on the lead strips. The first pass lifts mineral crust. The second pass with pure deionised water leaves zero residue. Your 1890s sashes look the way they did the morning they were installed.

Stage 1

pH-adjusted descaler — safe on lead, lethal on limescale

Stage 2

Deionised water rinse — no minerals, no drying marks

Stage 3

Microfibre finish on glazing bars — no drips on paintwork

The Problem

Rope-access logistics for mansion blocks

A six-storey mansion block in Kensington has twenty-four flats, a residents' committee, a listed facade, and a facilities manager who's heard every excuse. Most contractors price the ground floor and hope nobody notices the fourth.

Above-Ground Expertise

Every storey. Every sash.

Our IRATA-certified rope-access team holds a separate method statement for each building type — Georgian stucco, Edwardian red brick, mid-century curtain wall. We survey the building first, agree a schedule with the building manager, and clean all elevations in a single mobilisation. No cherry-picker surcharges. No unfinished upper floors.

Pre-visit survey

Anchor points mapped, method statement prepared

Resident notification

Door-to-door letters 48 hours before access

Single mobilisation

All floors, all elevations, one visit

Rope access facade clean — City of London EC2
Post-construction silicone sealant and cement splatter residue on large floor-to-ceiling glass panels of a new-build London apartment
Post-construction residue — Canary Wharf E14

The Problem

Post-construction residue on new-build glazing

Silicone overspray, cement splatter, paint mist, and protective film adhesive are the four horsemen of a new-build handover. Standard window cleaning removes none of them. Abrasive removal scratches the low-emissivity coating that makes the glazing energy-efficient — and voids the manufacturer's warranty.

Construction Clean Protocol

Handover-ready glass, warranty intact.

We carry a dedicated construction-clean kit: non-scratch plastic razor blades for silicone, alkaline film-adhesive remover that won't lift the LE coating, and a thermal-pane-safe solvent for paint mist. Every pane is inspected under raking light before we sign the handover sheet. Developers across Canary Wharf and Nine Elms use us for snagging lists.

Residue identification

Silicone / cement / adhesive — each needs a different solvent

LE-coating safe chemistry

No abrasives, warranty preserved

Raking-light inspection

Every pane signed off before handover

"We use Squeegee before every high-value viewing. The difference in how natural light reads in listing photographs is remarkable — clients comment on it without knowing why."

"The rope-access team handled our 14-storey curtain wall in two days. Method statement was on my desk before the crew arrived. First contractor in three years who didn't leave me chasing paperwork."

"My sash windows hadn't been properly clean in years — classic hard water problem. Squeegee explained exactly what they'd do and why. The leaded lights look like new glass."
